Yes. so we put this mutha on the ridge for support.







I had to replace my water heater because it was leaking all over the place, so I went tankless natual gas. It was expensive. 2.5k with a almost 800 dollar tax credit, which will leave me a total of I-still-paid-too-darn-much-for-a-water-heater but man, did it clear up some space in the garage!

I am going to be redoing the kitchen in about two months. Until then it's kind of quiet, doing stuff like painting, insulating, scraping off popcorn ceilings, putting up fixtures, pieces of furniture and of course kaboodles of money to expensive water heaters.

You jack that beam up nice and tight? Rarely see people moving load bearing walls around, I usually don't recommend it (tell people to put in large "entrance ways" instead like a double wide door. What engineer did you have size the beam for ya?

The beam is setting tight with the ridge. We also braced it to the ridge for extra support, and to make sure the beam was bearing the weight. We don't hire engineers to do stuff like that, really. I've been in construction for almost a decade, which isn't that long but my pops has been doing this for over three, so he's to the point where he looks and he knows what beam holds what weight. those laminated beams are beasts and it's weight loading ratio, when we ordered it, was far higher than this little 4/12 roof will ever need. Plus, look at what kind of wall was supposed to be the load bearing wall... 2 piece 2x4 wall which bowed and flexed way too much.

Also keep in mind that we installed ceiling joists for the coffered ceiling, and those ceiling joists are holding much of the weight.


Next up:

Maple Cabinets with a darker cherry stain, tall ceiling-height upper cabinets, and a pantry next to the fridge.

Bar area to separate the kitchen and the dining room, all counter tops will be a faux granite called "Staron" by samsung.

It's a acrylic based countertop. Doing the "Zenith" color which is a darker grey with a deep texture.

Acrylic countertops are indestructable!

Sure, granite is the fad but I would rather have something that doesn't damage so easily or require tons of care.

Along with the kitchen we're also re-installing the fireplace. We'll build out a fireplace chase right under the projector screen with a very thin, modern mantle.
Then on the left and right we'll also build built-in-the-wall stained bookcases out of maple to match the kitchen.
They'll be flush with the height of the mantle and flush with the outer wall.

Since we have to build out for the fireplace, we'll just make it a little wider for the inset bookcases.

That's the winter project

Sorry Kris but I'll have to run that beam deal past an engineer buddy of mine for final approval. Until then I recommend you move your family into a very expensive motel complete with hot tub, masseuse, complimentary champagne and room service. Sorry but that's the way it has to be.

I got a house kinda similar to that in March, split-foyer same layout (kinda) but I haven't done any changes to the walls/layout, just gutting the flooring & carpet & replacing it b/c of dog-piss smell.

I got mine for $239k, appraised for 321k but I had to put about $20k into it immediately for 2 heat pumps, water heater, i replaced all of the plumbing valves with ballvalves, some minor electrical work & new fridge washer & dryer.

Only 1 car garage tho which sux

Dog piss smell, ya. I repaired a hardwood floor that was still solid but saturated with dog piss, really. People who lived there before were pigs IMO. I took pure bleach and poured it over the stains and eventually the entire floor to avoid any spot staining. After it boiled out all the uric acid I used my steam cleaner to wash the bleach off the floors and suck out any additional moisture. End result was I had to stain the floor a medium walnut but all in all I saved what could of been a total floor replacement. Looks pretty good to.
